Vacation Rental
If you choose to rent your Bonaire condo out as a vacation rental, we will be happy to assist. These 2 bedroom condos can rent for $800.00-$1000.00 per week.
Basic website advertisement will be provided by us and we encourage you to utilise some of the vacation rental sites available online. For an additional fee, website development and advertisement specific to your condo can be negotiated. An information book will be provided for every condo with basic information for your guests such as; where to shop, dive, eat, etc.
Additional Services which will be made available include:
- stocking the fridge with basics
- acting as tour operator for first time vistors
- pick up at the airport (drop off at appropriate car rental)
- dive master services
We will be working with a local dive shop and car rental agency to create complete vacation rental packages that you will be able to offer your guests.
If you decide to rent out long term you can expect $600.00-$1000.00/month. While not as large a potential return as renting weekly, much less work is involved in finding tenants.
Monthly rental maintenance fee is set at 20% of monthly rental.
Fees
Yearly Property tax per condo is projected at $1200.00
Monthly HOA fees will be $125.00 per month which includes:
- regular maintenance
- grounds upkeep/gardening
- pool cleaning
- adding your payments to the Pay Go power system for weekly rentals
- monitoring of the property and units
- Wireless Internet
- Cable TV will be an optional add-on. We do not have bulk pricing information as yet.
Our rental maintenance fee is 20% of the weekly or monthly rental if you rent out the condo and 25% if we rent out the condo. This fee includes cleaning of the condo before your guests arrival, after their departure and once mid-week. Mid-week cleaning includes changing of sheets, taking out garbage, supplying toilet paper and general cleaning of the unit. If the condo is not rented there is no fee.
Owners pay 20% of the weekly rental rate when they come for their stay, entitling them to all the cleaning, airport pickup and other services provided. This can be reduced to 15% if owners choose to waive all services. The condo will still be cleaned prior to their arrival and after their departure.
Income Potential
Friends bought a condo just down the road from our lot in 2005 and visit it twice yearly. Their unit rents for $1050.00 per week and had 60% occupancy this year. That translated into $30,000.00 gross income. We have stayed in their condo 3 times and liked it so much that we used their design for our project. In the Gallery you can see our conceptual renderings and actual photos of their condo. This will give you an idea of what your finished condo will look like.
